How do I know I need a new roof?

There are a few signs that indicate when a roof is getting to the end of its life. (1) Cracked, warped, or missing shingles are sure signs that the asphalt in your shingles is drying out. (2) Loose shingles or cracked pipe flashings are also good indicators that the components of your roofing system are starting to fail. (3) You can also check your gutters or downspouts for excessive accumulation of surface granules.

How do I know if my roof needs to be torn off?

There are several factors that determine whether your roof will need to be torn off. (1) If the existing roof is water soaked or has deteriorated to the point that it does not act as an adequate base for another layer, it will need to be torn off. (2) If the existing roof has two or more applications of any type of roof covering, the roof will need to be torn off. (3) If you are transitioning from a shake, tile, gravel, etc., to an asphalt single, your roof will need to be stripped down to the wood and possibly sheeted.

If your roof has only one layer of asphalt shingles, it may be a candidate for a layover. This would remove the need for your roof to be torn off.

What is a layover / re-roofing?

A layover is the installation of a second layer of shingles over an existing layer of shingles on a roof without taking off the existing layer of old shingles on a roof.

My roof leaks. Do I need to have it completely replaced?

There are many causes for a leak and depending on the integrity of the shingles, your roof may simply need a repair. With over fifty years of professional experience, we are able to diagnose and repair most leaks.

How long will a new roof installation take?

We pride ourselves on responding quickly to all requests and questions.  Once we have you scheduled, depending on the size of the roof and service we are performing, it will take 1-3 days to install a roof.

What is your labor warranty?

Our labor warranty is for the same limited lifetime as the shingles.

How long can I expect my new roof system to last?

On most of our residential jobs we use an architectural grade shingle with limited life-time warranty. The limited lifetime warranty through Owens Corning, is a 50 year warranty. This warranty includes 10 years full replacement and proration from years 10 to 50. As a Owens Corning preferred contractor we offer extended warranties as well. The actual life of a roof is determined by a number of factors, including local climatic and environmental conditions, proper building and roof system design, material quality and suitability, proper application and adequate roof maintenance.

What will a new roof cost?

There are many factors that go into the cost of a new roof. The first determining factor is the number of layers already installed. With only a single layer, a second can be applied on top at a much lower cost (i.e., layover). If there are two or more layers, the roof must be torn off. This is an added cost, but it allows for inspection of the decking and installation of an ice and water barrier along the edges and in the valleys. The cost of materials chosen, pitch, and design of the house will also affect the overall price of the bid. We give free estimates and will go over all your options and answer any questions or concerns you may have.

Roof ventilation

There are three main forms of roof ventilation for your home;  Low profile static vents, RidgeVent, or Powerventing. All three forms of venting are very efficient, but can have more efficient application in different roof situations. We’ll assess your roof and let you know the best venting system for your home. To ensure the shingle warranty and code compliance, having proper ventilation is essential. So ensuring your house is brought to code through one of these methods will be one of our highest concerns.
